Can you hold a place before I apply?
Our primary objective is to ensure that our clients' homes are occupied. Therefore, we typically encourage residents to move in at their earliest convenience. However, in cases where it is necessary to reserve a vacant unit, we are willing to do so for a resident who has applied, been approved, and paid the deposit and move-in fees, with a holding period of up to 10 days. -
Do I pay first month’s rent and last month’s rent with my security deposit?
In addition to the first month's rent and security deposit, all associated fees will be thoroughly explained in detail within your welcome home letter. -
How old do you have to be to apply?
To apply, applicants must be at least 18 years of age. -
Is the deposit refundable?
Deposits are refundable. However, if there are any damages to the home or unpaid balances after the tenant moves out, these amounts will be deducted from the deposit. -
Who needs a cosigner?
In the state of Florida, the need for a cosigner or guarantor in a rental property is typically determined by the landlord or property management company. It is not a state-specific requirement but rather a decision made by the individual property owner or management company.
Landlords may request a cosigner when a prospective tenant does not meet their rental criteria, such as having insufficient income or a poor credit history. The cosigner essentially guarantees the lease payments in case the tenant is unable to fulfill their obligations.
The specific circumstances under which a cosigner may be required can vary from one landlord or property management company to another, so it's important for tenants to discuss this with the property owner or manager when applying for a rental property in Florida.

How do I pay rent?
Rent can be conveniently paid through the portal by entering your account information. Additionally, we are pleased to accept payments at our office in the form of checks or money orders. -
I want to get a pet. What do I do?
To inquire about having a pet, please reach out to our office to determine if your property is pet-friendly. Pets must meet our specific criteria, and a pet fee must be paid in accordance with our policy. -
I want to move out, but my roommate wants to stay. What do I do?
If your roommate wishes to move out while you intend to stay, you are obligated to submit an application and meet the qualification criteria on your own. Once you have successfully qualified, both you and your departing roommate will be required to sign a roommate release form. -
My lease expiration is coming and I want to move out. What do I do?
You must furnish the office with a 60-day written notice, which can be submitted through email, the online portal, or in person. Following this, you will receive a notice to vacate acknowledgement letter.
This letter will contain a move-out procedure checklist, a cleaning guide, and a list of potential charges.

Who is responsible for paying for repairs & maintenance requests?
For wear and tear maintenance, Outlet Property Management will ensure that it is completed and paid for by the owner.
However, when it comes to negligence or damages to the home, the tenant is responsible. Please refer to your lease for specific details regarding negligence and responsibilities.
